RV Park in Edenton, North Carolina

Project Overview

Introduction

James Chesson Jr. enlisted Nadi Group to design the masterplan for a new RV park on 549 Virginia Road in Edenton, North Carolina. Upon completion of the sketch masterplan and a couple of months later, the Town Council of Edenton unanimously approved the special use permit for the RV park.

Our Role

Our role is to provide land planning services to meet the client’s vision for a RV park. As the town does not (yet) have a defined use for RV parks and no defined process to zone the land for our intended use, we worked closely with the client to brainstorm several strategies, that include referring to the Chowan County’s zoning ordinance, as well as looking at neighboring South Carolina's municipality that defines RV park within the city limit Unified Development Ordinance.

Project Summary

Based on the site’s relatively close proximity to the historic town of Edenton and natural qualities of the existing vegetation and seclusion, the project has the potential to become a place where ‘nature meets heritage’. According to the client in the project application, the design of the park aims to “capture the essence of southern hospitality and charm that Edenton is renowned for”. The incorporation of a Colonial (era) garden hopes to provide visitors with a unique and educational experience, echoing the famous Cupola House in downtown Edenton.

Situated on 11.5-acres of land, the park would have 36 back-in sites, 9 pull-through sites, and 3 tiny homes, along with the adaptive conversion of the existing building on-site into a check-in station, which will also include a laundry and park store for guests. The site plan will feature an entry driveway with overhanging trees, which is a reminder of driving past the Chowan County courthouse down East King Street.

The site will retain a majority of the existing matured trees to provide a secluded retreat for guests, with generously spaced sites that maximize guest privacy. The design of each individual RV site will be characterized by outdoor patio and fireplace with heritage charm, supported by local supply industries.
