Project Overview
Introduction
On behalf of the client, Gorin + Cohen Consulting Group LLC retained the Nadi Group to provide land planning services for a 242-acres parcel of agricultural land in Midway, Kentucky. The client, AW Hopewell Properties, envisioned an amenity and activity driven luxury RV resort, including (potentially) adult and family clubhouses and pools, bourbon tasting and educational tours, stables with horseback riding, equestrian trails, canoe, kayak and tube rental, and much more.
Project Description
Marketed as the Kentucky Bluegrass Experience Resort, the project combines both the RV Resort and the South Elkhorn Creek, one of the most recognizable natural landmarks, into a regional tourist destination. One of the most desirable features is a 2.1-mile-long creek that circles the northern area of the site—with ownership on both sides—and bisects the property between Woodford and Scott Counties.
The RV Resort is also carefully designed around the existing natural spring system, stream and sink along the southern property line, the agricultural fields and the overall topography characterized by rolling valleys and hills. Camper amenities are accessory to the creek’s natural setting and the local tourism drawn to the area.
The Nadi Group focused on many short stay, active and upscale RV sites (both back-in and pull-thru), cottages, glamping and camping options within this area for visitors. Meanwhile, in the south, we created more opportunities for active campers. These opportunities included making room for shared spaces such as a barn feature, indoor pool, outdoor pools (formal and informal), open play areas, playground, garden, amphitheater, court games and picnic areas. Other exciting recreational opportunities include a low challenge course, trail system and Elkhorn Creek access.
Our Role
The Nadi Group created a master plan for the Kentucky Bluegrass Experience Resort. Our plan included 818 spots for RV sites, 155 spots for cottages, 15 spots for employee accommodations and 37 spots for rustic tent sites. The plan also outlines various passive and active recreational opportunities desired by the client.
